Post-and-Beam Explained: What Makes Your MCM Home Tick (and What You Should Never Change)

The Fundamental Difference
In conventional stick-frame construction, load is carried by a dense network of studs placed 16 or 24 inches apart in every exterior wall and most interior walls. Most walls are structural. Removing one without engineering review can cause serious structural problems.
In post-and-beam construction, load is carried by a series of larger timber or steel columns and horizontal beams. The infill between posts, whether glass, drywall, or brick, carries no structural load. The result is that most interior walls in a post-and-beam MCM home can be moved, added, or removed without compromising the structure. The beams you see are exposed because they are functional, not decorative. They are the architecture.
The Anatomy of a Typical MCM Home
The foundation is typically a slab on grade with no basement, or a continuous perimeter foundation. Posts are typically 4x4 or 6x6 timber or steel pipe columns spaced 8 to 16 feet apart around the perimeter. Beams span between posts, typically as 4x10 or 4x12 timber or glulam (glued laminated timber); in dramatic glass-wall homes, a single beam may span 20 feet or more.
The ceiling in most flat-roof MCM homes is tongue-and-groove wood decking laid directly on the beams. This IS the ceiling and the roof deck simultaneously, with no attic above it. Rigid insulation sits above this deck, below the roofing membrane. Original installations typically provided R-3 to R-8, which is inadequate by modern standards and cannot be improved from the interior without covering the exposed deck.
What This Means for HVAC, Wiring, and Insulation
No attic means no conventional space for ductwork, new wiring, or additional insulation. This is the practical consequence of the design that trips up most contractors who have not worked on MCM homes.
HVAC ductwork essentially has nowhere to go in a conventional sense. Mini-split systems, which require only small refrigerant line penetrations through walls or floors, are the dominant solution. They are architecturally compatible, highly efficient, and straightforward to install without major structural work.
Adding electrical circuits requires creative routing. Surface-mounted conduit, known by the brand name Wiremold, can be integrated cleanly along beam lines or in utility areas. Running wire through wall cavities is possible in the infill sections between posts but requires knowledge of where the structure is.
Adding insulation without altering the visible ceiling or roofline is the hardest problem. Options include rigid foam added above the existing roof deck (which raises the roofline slightly and requires permits), spray foam applied from the interior side where any cavity exists, or supplemental radiant ceiling panels for spot heating.
The Four Things You Must Never Do
Never remove a post without a structural engineer's review. Even in an open post-and-beam plan where posts appear isolated and non-critical, they are carrying real load.
Never add heavy rooftop equipment without a structural assessment. Large HVAC units and solar panel arrays add load to roof beams and deck that may not have been designed for it.
Never box in exposed beams with drywall. This destroys the defining architectural feature of the home and signals to every knowledgeable buyer that the house has been conventionalized. It is also extremely difficult to undo cleanly.
Never add a dropped ceiling. It is one of the most value-destructive single changes possible in an MCM home and eliminates the spatial quality that buyers pay for.
